The office building at the Trekhgornaya Manufaktury

The designed office of a company is located in one of the former production buildings of the Trehgornaya Manufactory. The house was built in the 70's and holds large spaces that allow organizing a modern multifunctional space. We created the architectural concept that considers the two main challenges: construction of office facilities in an existing building with an industrial past, as well as the renovation of the exterior of the building and giving it a modern appearance. The interior concept involves creation of a large office block with a rich infrastructure allowing creation of a comfortable environment for effective work, as well as the possibility to quickly transform the space.
Concep
The first option is to preserve the original façade made of the facing brick with accentuation of the socle part which is covered with plastered surface imitating concrete. Replacement of all existing translucent constructions for the new, Russian made ones, with a change of color from gray to black, which will give new architectural and decorative qualities to the facades on the side of Rochdelskaya st. and the inner territory of the Trekhgornaya ManufactoryThe office of Ingosstrakh company, that is currently being designed, is located in one of the former production buildings of the Trehgornaya Manufactory. Built in the 70's, it combines all the necessary spatial parameters for the organization of a modern multi-functional office.

Architecture and interior
The proposed architectural concept considers two main challenges:
• Construction of office premises for the largest Russian insurance company in the existing building with an industrial past;
• Updating the exterior of the building and giving it a modern appearance.

Facades
The proposed concept considers the following options for renovating the building's facades:
• The first option is to preserve the original façade made of the facing brick with accentuation of the socle part which is covered with plastered surface imitating concrete. Replacement of all existing translucent constructions for the new, Russian made ones, with a change of color from gray to black, which will give new architectural and decorative qualities to the facades on the side of Rochdelskaya st. and the inner territory of the Trekhgornaya Manufactory;
• The second option is the bold renewal of today's facades that will include coating the existing brickwork with plaster compositions using the wet facade technology and creation of combined decorative facing featuring vertical glass and aluminum lamellas.
Interior
The concept of the interior involves creation of a large office block, with a rich infrastructure that will allow creating a comfortable environment for effective work, as well as feature the ability to quickly transform the space.

Interior of the 1st floor. Entrance groups and "Front-office"

The layout of the 1st floor is dictated by the requirements of the organization of business processes for the provision of insurance services, the basis of which is working with a large and differentiated client flow, visiting the office of Ingosstrakh both for the acquisition of services and for obtaining insurance compensation.

The present concept provides for the installation of 2 entrance groups in the western and eastern parts of the building. The functional organization of the lobby areas effectively solves the problem of not only dividing the flows of employees and clients of the insurance company, but also allows the placement of street retail facilities on the first floor with the organization of showcases oriented both at Rochdelskaya Street and at inside of the Trekhgornaya Manufactory, as well as public catering establishments, working both for the employees of the insurance company, and for the other residents of the Trehgornaya Manufactory.

Premises of the front office are directly adjacent to the western entrance group and are located along the client waiting area. The waiting area is equipped with electronic queue equipment and multimedia self-service systems, allowing customers to independently purchase certain types of insurance services, to issue the necessary documents.

In the interior design of the first floor, colors and elements of the corporate style of Ingosstrakh are actively applied.
Interior of the 2 nd, 3 rd and 4 th floors. Back-office
On the 2 nd, 3 rd and 4 th floors there are premises of the "back office" of the insurance company. Planning solutions for office spaces are dictated by the need to accommodate 1460 workplaces along the daylight front of the building's facades. At the same time, the width of the building and the height of the floor allow organizing along the central longitudinal axis of the building the service, auxiliary rooms and blocks that do not require natural illumination: conference rooms of different kinds and sizes, recreation areas, gyms with showers and dressing rooms, game rooms for the children of the employees, coffee-points, office cafes (an eco-bar, an ice-cream parlor, a confectionery), mini-kitchens, a cinema, a cascade, playgrounds for street ball, mini-golf, table tennis.

An embodiment of the idea of visual connection of various office spaces is the pedestrian bridge that connects the upper level of separate blocks of office premises that do not require the organization of permanent working places: meeting rooms, coffee points, etc.

Important elements of the office equipment are floristic objects, serving as an indispensable element for creating a comfortable visual environment. Peculiar internal conservatories, a winter garden and mini-parks organically complement the interior.

Interior. Decoration Materials
A comfortable working atmosphere is provided not only by the correct organization of the open-space, but also by the use of the most modern acoustic solutions: acoustic screens and ceiling acoustic panels, office furniture (cabinets and shelving) with sound-absorbing panels

A separate emphasis should be placed on acoustic panels hanging from the ceiling on cables that would create an additional visual decorative effect as well as acoustic comfort. Such panels allow employees to work without being distracted by extraneous events occurring during a working day in a large team.

The architectural concept assumes minimization of expensive decorative and finishing materials, preservation of appearance of existing structures with local repair, opening, and emphasizing the overall aesthetics of the existing factory building.

At the same time, design and finishing of the new one- and two level rooms and blocks in the central part of each floor is supposed to be made from natural materials: steel, glass, concrete, wood, etc.
Engineering systems
We're planning to use high-quality engineering systems and office equipment with open wiring that emphasizes the industrial character of the office space. This also gives more decoration to the ceiling space, which will make landmark element of the interior out of it. Engineering communications routes are supposed to be concentrated in the central part of the building, above the main passages.

Engineering systems
General ventilation and central air conditioning:
Within the framework of this concept, it is proposed to install the general exchange supply and exhaust ventilation system with heat recovery of the exhaust air, which will significantly save on operating costs for heat supply during the cold season. The supply and exhaust systems will be located in the ventilation chambers on each floor joined by a common air intake and exhaust chambers. For the needs of the retail premises, we will set up the places for installation of the under ventilation systems (air-handling units - under the ceiling of technical zones of the retail premises, exhaust units – on the frames on the roof) and appropriate air intake and exhaust shafts. Direct arrangement of ventilation in the premises of retail will be done by tenants on their own, within the framework of construction works connected arousing out of planning and technological solutions of the respective premises. To assimilate heat inflows from supply air and for the partial assimilation of internal heat inflows of the serviced premises, central air conditioning is planned. The central air conditioning will be supplied from the Refrigeration Center on the basis of water-cooled chillers with remote condensers. The use of chillers with remote condensers will minimize the engineering load on the roof and, at the same time, simplify and reduce the cost of the system (in comparison with the system with an intermediate coolant).

To create comfortable conditions and final assimilation of heat inflows, it is proposed to complement the local air-conditioning system with the intelligent 3-pipe VRF-systems with the placement of their outdoor units on the roof of the building. Placing blocks on the roof will reduce the area occupied by the engineering systems inside the building, and a small specific weight of outdoor VRF units will minimize the engineering load on the roof. The advantages of local conditioning based on VRF-systems are the possibility of simultaneous operation of different indoor units for both heat and cold during the transitional period of the year, greater energy efficiency and lower energy costs (compared to a local system based on fan coil units), the possibility of stage-by-stage installation of refrigerators, low noise, accuracy of maintaining the specified parameters of the internal air, the possibility of self-diagnosis of the system, simplicity of commissioning and maintenance.
Пожарная безопасность
Концепцией пожарной безопасности предусматривается устройство одного пожарного отсека на этаже с устройством автоматического водяного пожаротушения, без устройства принудительной противодымной вентиляции во всех open space c помощью проветривания через существующие оконные проемы.

Объёмно-планировочные характеристики существующего здания позволяют добиться следующих параметров пожарной безопасности: степень огнестойкости II, класс конструктивной пожарной опасности С0, класс опасности строительных конструкций K0.
